Standard Inclusions

Ddac projects have been crafted to deliver highly resolved modern designs that offer certified energy efficiency, speedy construction whilst maintaining the opportunity to personalise. The standard inclusions provide a high quality finished home fully operational and ready to move into.

We have encouraged our select builders to offer alternatives to various elements to keep the projects distinct from company to company, offering a wider range of selections and pricing alternatives to give you more options and our designs more variations.

Should you be opting to purchase the design documentation only then we strongly recommend maintaining the Ddac specified items as noted below, the rest is a canvas for you to finish and furnish as you wish.

There are two key aspects to the building inclusions.

  1. The collection specific elements which the builder or home owner should not alter, these items form the integrity and performance of your home. Every Ddac home incorporates these key construction elements as listed below and specified on the architectural and engineering design. In essence the specifications stipulate that every project is built from pre-fabricated structurally insulated panels, pre-fabricated engineered roof trusses, double glazed doors & windows and highly insulated ceilings. The floor systems are reinforced concrete slabs on ground adding beneficial thermal mass. This combination is proven, it’s highly accurate, durable and very efficient. This is the new-school “bricks and mortar” and the core of the collection designs. Should any of the above items be altered the engineering, energy certification and compliance documentation will not be valid.
  2. Finishes, fittings, fixtures, appliances a raft of other construction products will be selected and confirmed with your builder. This will provide you with an unparalleled opportunity to fit-out and finish the home to your requirements.

The result of this process is a new home that is highly personalised, quick to realise and a pleasure to live in.

Select Builders

Select builders are based in the South West of WA and the Perth metropolitan area. The prices indicated are based on proximity to these areas.

Select builders include the flowing items within the contract price.

  • Building design and engineering documentation.
  • Building Contracts.
  • Indemnity insurance.
  • Building Permit application inclusive fees.
  • Six month Service Warranty
  • Lifetime Structural Warranty

Site Works

  • Site works must be quoted to your site once this is known. Discuss site costs with your builder early in the process.

Structure & Building Fabric


  • Engineered reinforced concrete slab and footing on ground.
  • Termite management compliant with the NCC.
  • First Floor suspended systems shall be engineered laminated beams with insulated magnesium oxide floor sheeting. (supaboard – supafloor panels)
  • If an elevated ground floor system is required this will be project specific and will be priced accordingly.

Walls & Facade Finishes

  • External walls 145mm Structurally Insulated Panel System.(70×35 H3 battens to external face for cladding fixing)
  • Internal walls 115mm Structurally Insulated Panel System
  • External cladding, this is another area where our projects differ from all others in the pre-designed market. The cladding can be pretty much any system you wish to use. Timber, metal, expressed joint panels, ply wood, fibre cement sheeting, acrylic render, stone, slate, board & batten, recycled materials and so on. The indicative price is based on traditional timber weatherboards for all areas depicting timber and a commercial grade fibre cement façade sheeting called Comtex with an acrylic render finish to all other areas. Both the Comtex and selected timber are premium finishes. Discuss the options and pricing implications for claddings of your choice with your builder.
  • All external fixings are non-corrosive.

Roof & Roof Plumbing

  • Colorbond Trim Deck roof sheeting inclusive all capping and flashings (Colorbond Ultra steel may be required depending site location to coast)
  • Colorbond Ultra concealed guttering, inclusive flashings and trim as required.
  • Colorbond rain heads.
  • PVC downpipes (90mm) inclusive bends, brackets and fixings. (storm water lines and discharge need to be confirmed site specific)

Soffits And Eaves

  • 6mm thick fibre cement sheet soffit linings. Installed with negative detail between sheet and flushed stainless steel fixings.

Joinery External

  • Powder coated aluminium frames throughout.
  • Double glazing throughout.
  • Insect screens to all operable windows and sliding doors.
  • Key locks throughout.
  • Automatic Sectional overhead garage door with two remote handsets where applicable
  • Manual Roller overhead garage door to store rooms where applicable.


  • All walls are insulated panels, no additional insulation is required.
  • Bradford’s Gold Hi-Performance R 6.0 (260mm) glass wool batts above all internal ceilings.
  • Bradford’s Anticon 60 (R1.3) foil backed glass wool blanket insulation below roof sheeting. (to entire roof area inclusive garage and store rooms)
  • Bradfords Soundscreen R2.0 to all ground floor ceilings below habitable upper floor rooms.


  • No hard paving, decking or alfresco services have been included in the indicative listed price. Alfresco spaces have been considered however your site, budget and personal circumstances will need to be discussed prior to making allowances for external spaces.



  • Tiled floors to wet areas are included as detailed under the tiling section.
  • No other applied floor finishes are included in the indicative listed price.

Walls & Ceiling Linings

  • Walls and ceilings lined with fully flushed 10mm plasterboard. Water resistant plasterboard to all wet area walls and ceilings excluding tiled areas.
  • Ceilings below roof trusses fixed to Rondo Keylock ceiling support system.
  • Ceiling below floors above are installed on acoustic mounts with acoustic insulation over.
  • 6mm wet area fibre cement sheeting to all wet area walls with tiles.
  • 10mm shadow line cornice throughout.
  • Square set all external doors and window reveals.
  • Refer to the insulation section for insulation above plasterboard ceilings.

Joinery Internal

  • Paint grade timber internal door jambs
  • Skirting boards.
  • Architraves
  • Solid core flush panel doors to all room doors.
  • Hollow core flush panel doors to all robes and cupboards.
  • Lever door handles throughout inclusive privacy latches to bathroom

Cabinets – Kitchen & Wet Areas

Cabinet design, materials and hardware shall be to your selections. The indicative building price includes allowance for the following items. Our select builders will have variations in brand and style of products included within this section.

  • Solid surface bench tops to kitchen.
  • Laminate tops to wet areas.
  • Laminate faces to cabinet fronts.
  • Soft close drawers & cupboards throughout
  • ABS edging to all cabinet doors, drawers & exposed edging
  • Double rubbish bin behind drawer front
  • Architectural bar handles to all cupboards and drawers.
  • Melamine shelves to pantry cabinet.

Built in Robes and Storage

  • Robes with melamine shelves and hanging rail below.
  • Robe doors
  • Linen cupboard melamine shelves

  • Painting to external claddings as specified by manufactures.
  • Painted PVC down pipes to match the wall the pipe is installed on.
  • Sealer and 2 coats of paint to all external ceilings.
  • Sealer and 2 coats of paint to all internal plasterboard walls, ceilings & cornices.
  • Sealer and 2 coats of paint to all internals doors, door frames, skirtings and architraves.


  • Clear glass shower screens to 2100m high with pivot doors where indicated.
  • Full width frameless mirrors to all vanity cabinets.

This list of inclusions provides a general guide of the standard inclusions for the Ddac projects. A comprehensive schedule or addenda in the builder’s format will be provided with the contract documents incorporating a complete list of items including changes that have been made in the contract quotation.

Inclusions, products, brands and specifications where indicated may differ between builders and locations.

Site works including site clearing, cutting & disposal of vegetation, earthworks, storm water drainage, sub-soil drainage, drive ways and crossovers, landscaping, power, water & gas run in, head works, hard digging and the likes associated with this class of work are excluded and therefore do not form part of the listed indicative prices.

Inclusions are subject to change without notice at any time. A building contract and accompanying addenda take precedence over this document. Any item not listed in the above inclusions shall be considered to be an exclusion.
